Waterproofing Design Support

BS 8102:2022 expects a waterproofing design specialist to be part of the design team, and expects that involvement to start early enough to influence the structure rather than react to it. We provide that input — reviewing the proposed grade of internal environment, the water table and ground conditions, the structural form, the drainage strategy, the maintenance access and the combination of systems needed to reach the required grade with an acceptable level of risk.

Practically, that means we would rather be in the conversation at stage 2 or 3, when a movement joint can still be moved and a sump position is still a line on a drawing, than at stage 5 when something needs cutting.

Damp & Mould Programmes for Managed Stock

If you are responsible for occupied residential stock, the regulatory position around damp and mould has changed substantially. The Homes (Fitness for Human Habitation) Act 2018, the Housing Health and Safety Rating System framework and — for social landlords — Awaab's Law, introduced by the Social Housing (Regulation) Act 2023, have moved damp from a maintenance item to a compliance one with statutory timescales attached.

We structure this work so it produces evidence as well as repairs: dated surveys with measured readings and photographs, a consistent hazard assessment, a clear remedial specification with timescales, and completion records. Where a case is contested or escalating, that file is what you need.

Response for managed stock

We can operate to agreed service levels for portfolio clients, including attendance windows for reported damp and mould cases, standardised reporting formats and direct scheduling with tenants. Yes. Evening, overnight and weekend working is routine for retail, hospitality and office premises, as is phasing works so that part of a site stays operational. We will set out the access requirements, noise and dust controls and the programme in the quotation so there are no surprises about what a "two week" job means for your occupiers.

As standard, before works start rather than on request. That includes risk assessments and method statements specific to the job, COSHH data for any products used, our CHAS accreditation, and public and employer's liability certificates. If your client or principal contractor has a particular pre-qualification portal or format, tell us and we will complete it.

We will price it. If we think something in it will not perform — a Type A system specified where the water pressure and substrate do not support it, or a drained system with no realistic maintenance access — we will price the specification as written and set out the concern separately, with a costed alternative. The decision stays yours, and you have it in writing either way.

Yes, and it usually works better for both sides. For portfolio clients we agree a rate schedule, a standard survey and reporting format, and a single point of contact, then work through stock on a programme rather than case by case. That gives you consistent data across the portfolio, which is what makes planned investment possible instead of permanent reactive spend.
